It is the buyer's remorse that sucks the most, all those woulda, shoulda, couldas you torture yourself with after the deal is inked.

Truth is, that doesn't really matter once the ink is on the paper, you just go forward from there. A year down the road and you will have lost memory of all those 'possibilities' and just be working to make the payments and keep the house up, hopefully doing all the little things to make it better for you.

So I put in an offer below asking price on this house, and I talked my realtor and he said that the seller was going to counter with a full price offer with seller paying points/closing costs.

Haven't seen it yet, but that's the news. Still waiting.

Woot! My realtor talked them into lowering their counter offer by $3k. Counter offer is signed and is being faxed back to my realtor as we speak.

I've just bought a house. Holy crap!

Yeah, I've thrown a ton of money down the toilet by not buying when I first moved down here.

Its still not a done deal, as my sister's situation very recently clearly outlined to me. She signed the contract and everything, but then the inspection turned up a very major problem with the foundation and she had to back out. She was pretty devistated.

Yeah, no mowing. I hate mowing. Desert landscaping is very popular here for obvious reasons.

In Kansas (where I'm originally from) if you leave an empty lot alone for long enough, there'll be grass of some kind growing there eventually. In Phoenix if you see grass growing somewhere then that means that someone has exerted quite a bit of effort to make sure it grows.

And this way means I don't have to buy a lawn mower.

Huh. Is that line of white rocks to the left something of a drainage? I notice that your neighbor to the right has grass, now that you mention it.

I think it is supposed to mimic the dry river beds you see here. It might serve some drainage purpose, but I wouldn't be surprised if it was entirely aesthetic in nature.

The desert/grass landscaping ratio in that neighborhood is about 75/25. The next two houses to the right actually both have grass.

Interesting. I find it odd that people cling to grass in an environment like that. Heck, grass in Los Angeles doesn't make a lot of sense.

Yeah, for grass here you essentially have to water every single day during the summer. If everyone had grass here then Phoenix would flat out run out of water.

So now I have the option of locking in my rate now with a 45 day lock, which is more expensive than the 30 or 15 day lock, or waiting until next Tuesday and using the 30 day lock. Of course rates could go up between now and then.
